Cost guide
Why two quotes for the same house can differ by thousands, and what to look for in the line items.
Most painting quotes are not comparable, because most of the cost is not the paint. It is the labor to get the surface ready, and how much of that a contractor has decided to do.
| Job | Typical Houston range |
|---|---|
| Single room, walls only | $300 – $800 |
| Whole-home interior (1,500–2,500 sq ft) | $2,500 – $7,000 |
| Single-story exterior, full body | $3,000 – $7,000 |
| Two-story exterior, full body | $5,000 – $12,000 |
| Kitchen cabinets, around 30 doors | $3,000 – $6,500 |
On a typical repaint, materials are a minority of the total. The bulk is time: washing, scraping, sanding, filling, caulking, masking, priming, and the extra passes needed where the old finish has failed. Two contractors can look at the same house and price very different amounts of that work.
When one number comes in far below the others, it is rarely the same job. It generally means less preparation, one coat instead of two, no primer on bare material, or repairs excluded and billed later as extras. That is not always wrong, but you should know that is what you are comparing.
We measure on site, note the condition of each elevation or room, and write the estimate with preparation itemized separately from the finish work. It comes back within 24 hours, and if something turns up once we start, we tell you before we do it rather than after.
Cost also varies by what is being painted. See the breakdowns for interior painting, exterior painting and cabinet refinishing, or start with the house painting service page.
Because they are usually not the same scope. The biggest variable is how much preparation is included: washing, scraping, repairs and priming. Ask each contractor to itemize prep separately and the numbers become comparable.
Usually, yes, per square foot. Setup, masking and mobilisation are a fixed cost that gets spread across a larger job, and colors stay consistent across rooms.
Both are used, but neither works alone. A small room with heavy trim and repairs takes longer than a large plain one, which is why an on-site look matters more than a rate card.
We measure on site and write it down, with preparation itemized separately. Free, and no obligation.
