Answer
Condition of the existing paint moves the number more than the size of the house does.
Exterior quotes vary widely because exterior preparation varies widely. The same house can need a wash, or days of scraping and priming.
| Job | Typical Houston range |
|---|---|
| Single-storey, full body repaint | $3,000 – $7,000 |
| Two-storey, full body repaint | $5,000 – $12,000 |
| Trim, fascia, soffits and garage doors only | $1,200 – $3,000 |
| Partial repaint, sun-facing elevations | $1,500 – $4,000 |
| Per square foot of wall area | $2 – $5 |
Cost is set by the condition of the existing finish first, then cladding material, storeys and access. Sound paint needs washing and coating. Chalking or peeling paint needs scraping, sanding and spot-priming across whole elevations before anything else happens.
Many Houston homes are largely brick, so the work is trim, fascia, soffits, garage doors and shutters rather than the full body of the house. That is a very different scope and a very different number, and it is worth being explicit about which one you are asking for.
See the exterior painting cost guide and the best time of year to do it.
Often not. If only the sun-facing elevations have failed, those can be done on their own for a fraction of the cost.
It should be, because paint will not bond properly to a dirty or chalking surface. Check it is written into any quote you compare.
We will walk the exterior and tell you honestly which elevations need painting, then price it either way.
